This is a normal rule of thumb practice to avoid conversation between potential buyers and sellers. I most cases this is beneficial to the seller so negotiations go better, Also potential buyers need to be able to view the home feeling free to discuss the pros and cons of the home and how it would work for there family. So if you want to get your home sold it is advisable to follow this practice. In some cases with a long window of time that the buyer will be coming by leaving on the arrival of the potential buyer may be more practical and less of an inconvenience. So yes you should leave and give space to the buyer.

If your home is unique in design, special conditions or history it may help to have your Realtor well educated and be there for the showing. Or announce on the arrival of the potential buyer that you will be in your car or on the porch if you have any questions. Give them space but be available for questions.

Unique is a waterfront home with a deep water dock that may have shared access path or a garage apartment on the side that does not have an obvious property line.

Don’t try to be the expert let the real estate agent do there job. However if your home is truly unique in a way where other Realtors may not realize the added value the unique features bring. Choose a Realtor that will allow you to stay or take the listing willing to be at the showing to explain the unique features for you.
